Roof Replacement - What To Expect

If you've never had a roof replaced or repaired before, it can be daunting to have to get estimates. You want to make sure that you are choosing the right roofing contractor to do the job, but where do you start and what should you expect? 

Step One: Find a great roofing contractor.

Choosing a great roofing contractor doesn’t have to be tricky. A good place to start is by looking at online reviews, or asking for recommendations from people you know.

Recommendations from neighbors are good, as you’ll usually have similar styles of roof that will need the same materials. Plus, you’ll be able to see an example of the contractor’s work even before you contact them for an estimate.

 

Step Two: Roof Inspection

Once you’ve found a great roofing contractor, the next step is to get an inspection. The only way your roofing contractor can know exactly what labor and materials will be needed for your roof repair or replacement is to inspect your roof.

Your roof will need to be inspected, so it’s likely that the roofing contractor will get up there for a closer look. However, sometimes they can tell what is needed from the ground – so don’t be too surprised if they don’t need to climb up and take a look.

In some cases, they’ll also need you to be home when we do the inspection. If you are present at the inspection it means that your contractor can ask you about your concerns, and you can ask them any questions you have. It also means they can inspect inside the attic if necessary to check for leaks and assess the structure of the roof.  If you can’t be home then that’s usually fine too, but it’s better if you can be there to ensure the most accurate estimate.

Step Three: Estimate

Once your contractor has inspected the roof, they’ll have a good idea of what is needed. They’ll go away and put together an estimate based on several factors including material costs and labor costs.

While a good contractor will always put the most accurate estimate together that they can, it’s only ever an estimate. Sometimes certain problems don’t become apparent until the work is underway – like hidden damage. Or you might change your mind about the materials being used, which could change the cost.

 

 

Step Four: Schedule repairs

Once you’ve received your estimate and are certain that you are happy to proceed, it’s time to let the contractor know so that they can schedule the repairs. If you need the work doing quickly, it’s better to let them know sooner rather than later, as they often have busy schedules. By letting them know you want to go ahead quickly, they can do what they need to do to start on your roof as soon as possible. Leaving it too long can mean they already have other jobs booked in and you may have to wait longer.
