There’s never a dull day when you’re managing a facility and it can seem like you’re constantly battling issues in order to keep things running smoothly. So when you suspect you have a roof leak, it can be pretty stressful!

The first thing to remember is don’t panic – where there’s a problem there’s also a solution and following our step-by-step guide will help you get to the best solution in no time.

Step One: Take any necessary safety measures

A leak can come with a number of health and safety risks. Depending on where the excess water is leaking, there could be a potential slip hazard or even the risk of water getting into electrical equipment or sockets. Take any action necessary to remove or reduce these risks, such as switching off the breaker and putting up signage to warn people of any slip and fall risks.

Step Two: Protect any property

If you have furniture, machinery, or other property that could be damaged by the leak, take immediate steps to move the items somewhere safe and dry. If this isn’t possible, cover them with tarpaulin to protect them.  Once the area is clear of property that could be damaged, place buckets where you can in order to contain the leak. Then you can move on to step three.

Step Three: Call the professionals

It’s easy to assume that a leak is coming from the roof, but to get the right help you’ll need to be certain where the excess water is coming from. Often, a condensation issue with an air conditioner or faulty plumbing is the real culprit – in which case you’ll need to call out your HVAC professionals or plumbers.

If you’re able to get onto the roof safely to inspect, then you should be able to see where the roof is damaged. If you’re certain it’s coming from the roof, you’ll need to call out a roofer to assess the problem.

Don’t ignore small leaks

If your leak is only small, it might be tempting to just patch it yourself or even ignore it completely. Unfortunately, even small leaks can cause a lot of damage to your roof that can spread. A roof leak can damage your internal walls, ceilings, and any insulation. Mold growth can occur, which is a possibly hazardous issue.

You can get temporary roof repair patches from a hardware store that can help you patch the problem, but these are definitely a temporary solution. Don’t skip calling a roofer or you could find yourself dealing with an even bigger problem further down the line.
