Know When It's Time To Fix Your Roof

Don't underestimate the importance of a well-maintained roof. Your roof is your home's first defense against harsh weather conditions, plus it also provides insulation to keep you warmer in winter and cooler in summer. Without a well-maintained roof, you may be just one bout of heavy rain, snow, or wind away from significant damage to the structure of your house. On a slightly smaller scale, a poorly maintained roof can lead to leaks, which then cause mold and mildew and impact your health. Properly maintaining your roof gives you peace of mind, and a safe and healthy living environment.

But how do you know when the time for basic maintenance has passed, and it's time to call in the experts for a repair?

Aging and Wear

As roofs age, they become more susceptible to wear and tear from exposure to the elements. Completing regular (at least annual) roof inspections is crucial, especially if your roof is over 10 years old.

For shingle roofs, aging can show itself via cracking or curling shingles, a sign that they have lost their water resistance and need to be repaired or replaced.

For rubber roofs, look for shrinking or cracking. You might also notice bubbles or blisters on the surface, caused by trapped moisture or air that can lead to the rubber weakening over time.

Slate roofs are very durable, but even they are not immune to aging and wear. Look for chipped or broken slates, and slates with a dull, flaking surface. This flaky, powdery appearance indicates delamination, which happens when the layers of the slate start separating due to weathering.

On metal roofs, look for rusting, especially around any screws and bolts. Dents and punctures, or separating seams or joints are also signs that your metal roof is aging and needs professional attention.

If your roof shows any obvious signs of age damage, it's time to call in the professionals.

Moss Growth

Moss might seem harmless, but it’s hazardous to your roof's health. Moss loves moisture, so if it’s thriving on your roof it indicates a damp surface. The moss growth keeps the roof damp which can erode the roofing material.

Increased Energy Bills

A sudden increase in your energy bills can be caused by a poorly-maintained roof. A well-maintained roof insulates and ventilates your home, keeping it at a consistent temperature. However, if your roof needs repairs, it could lead to heat loss in winter or a hot, stuffy house in summer. If this happens, your HVAC system will be working overtime and increasing your energy consumption. Calling in a roofing expert to inspect your roof and carry out any repairs can lead to a more energy-efficient home and lower utility bills.

Drooping or Sagging Roof

A drooping or sagging roof usually indicates a serious problem that needs immediate attention. You may also notice signs of damage inside your home, like cracks in the walls or ceiling, or doors and windows that won’t open or close properly.

In any case, a sagging roof is always a sign to call in the professionals as it can, in severe cases, lead to a total roof collapse.
